In the central ground floor there is the reception, a bistro with adjoining rooms and a small bicycle storage area. The bistro is to be used both for hotel guests and external visitors. The main entrance to the hotel is moved from the corner to the market square, where it was around 1900. The access to the upper floors is made possible by a new staircase and a lift (optional). Here are the hotel rooms (single rooms and double rooms), which largely accommodate the structure of the existing rooms. These are supplemented by new sanitary cores.

The roof must be removed and rebuilt due to the dilapidated condition. The roof shape is to be reconstructed on the basis of the flat mansard roof. In this course, the new attic is to be expanded and also occupied with hotel rooms. These are obtained for exposure and ventilation dormers. Overall, the design provides 14 hotel rooms for a maximum of 28 guests. The existing cellar floor is used for the technology and auxiliary rooms.

Residential and commercial building

The design for the variant as residential and commercial building provides for the ground floor level with a large or up to three small commercial units. These are grouped around a new, central stairs house and are independent of the upper floors in your use. The apartments on the upper floors, as they are now, are accessed via the Reitschgasse and from there via the new stairwell.

In this design variant, it is necessary to check statically whether the measures for a new staircase are possible. In this variant, the focus was on as much living space as possible with a large exposure area. On the first floor are two spacious or three smaller apartment apartments. In addition, in the newly built attic, the architects propose the division into two apartment apartments, which contain living, eating and cooking in one room and additionally have a set gallery.

A new roof construction will also be provided for this type of use, which, however, is based on the existing structure. The cellar floor is to house technology as well as the necessary cellar storage rooms, which are to be used separately for each residential unit.
